AN EXECUTIVE condominium (EC) site in Tampines Street 95 drew strong participation from developers, with the top bidder Sim Lian setting a new record for EC land with its offer of S$768 per square foot per plot ratio (psf ppr).

The Housing and Development Board (HDB) tender that closed on Thursday (Oct 24) attracted five bids. Market watchers had expected bids to come in at between S$650 and S$730 psf ppr.

Who is behind Rivelle EC and how was the site secured?

Rivelle EC at Tampines Street 95 was awarded to Sim Lian Group, a well-established developer known for building quality homes across Singapore.

The site drew strong competition when the Housing and Development Board (HDB) tender closed on 24 October 2024, attracting five bids from major developers. Sim Lian emerged as the top bidder with a record price of S$768 per square foot per plot ratio (psf ppr). This exceeded market expectations, which analysts had predicted would fall between S$650 and S$730 psf ppr.

The narrow margin between the top bids shows developers’ strong confidence in the long-term value of this location, while still exercising caution in their financial commitments.
